Putting a “COMP” Sale in the MLS

Space Coast MLS Rules and Regulations - a closer look.

Did you sell an Off Market or FSBO or Builder home (which isn’t already in the MLS) and want to claim credit and enter it “for comp purposes”?


The MLS is about the data so that agents and appraisers can have accurate information in order to complete CMA’s BPO’s and Appraisals. So, you can enter the property as long as you enter the ACCURATE DATA, it isn’t about claiming the credit in the eyes of the MLS.

You would enter like you would any listing:

The seller would be selected as New Construction or Private Sale or Non-Member and you would be the buyer’s agent (you may not ever select yourself as listing agent if it was never in the MLS offered to all.

You MUST have one front exterior photo.

You have one business day after closing to enter it.

Here’s the rule:

Section 2.5 - Reporting Sales to the Service: See Fine Section 22.2 - Comparable (Comp) sales may be added to the MLS. Since the comp sale was never offered in the MLS for compensation by a listing agent, the buyer/selling agent may add the listing information with the listing agent field marked as one of the following: Private Sale, New Construction, Non-Member Out of Area Agent. The property must be entered into the MLS within 1 business day of closing. Only properties in Brevard County may be added for Comp purposes. All mandatory fields must be filled out with detailed information.
