REPORTING CONTRACTS WITH KICKOUT CLAUSE IN THE MLS

When a contingency with a kick-out clause is obtained, the status SHALL REMAIN ACTIVE; however, the first line of the Narrative section shall fully disclose the time limit involved, i.e. “___ Hour Kick out”.
Once you have a fully executed contract with or without contingencies or conditions (other than with a kick out clause), an active listing must be marked ACTIVE UNDER CONTRACT or PENDING in the MLS within one business day.
