Removing a listing and re-listing is referred to as listing manipulation which is a violation of the SCAR MLS rules. Section 1.5.1 – Listing Data Manipulation: See Fine Section 22.13
Withdrawing, cancelling, or early expiring of a listing and then re-entering into the MLS under a new MLS listing number WITHOUT A NEW LISTING AGREEMENT is Listing Data Manipulation.
Sometimes, there is a need to remove and relist - new flooring, fresh paint, clutter cleaned out, new photos, etc....
You may in writing from the seller OBTAIN A CANCELLATION AND HAVE THEM ALSO SIGN A NEW LISTING AGREEMENT and then cancel and input as a new listing in the MLS.
